The share of investors repurchasing certificates of the S1 REIT funds of the developer Standard One has grown to 43% over the five months of the funds' operation, the project's press service reported.
“We provided investors with the possibility to increase their benefit by raising their own stake. The minimum additional investment equals the price of one certificate, which is slightly more than UAH 1 thousand. But contrary to our expectations, the average amount of repeat sales is significantly higher, at almost UAH 90 thousand,” said S1 REIT commercial director Viktor Boichuk, whose words are quoted in the press release.
He noted that at present the vast majority of investors are people with investment experience who already have a certain portfolio of assets.
“For them, S1 REIT is an opportunity to diversify an asset portfolio with a relatively small ticket. In the first weeks of our work, investors went through a ‘getting acquainted’ stage, studying us and our offer. Now we see their trust growing,” Boichuk added.
He added that the project plans to scale up by reaching a new audience: those Ukrainians who have not yet had investment experience due to a lack of knowledge or the absence of significant starting capital.
“The key advantage of S1 REIT is its accessibility. The entry threshold is the equivalent of $3 thousand, which is substantially less than the initial investment in the Kyiv real estate market,” the top manager noted.
As previously reported, in April this year the Kyiv developer Standard One, which specializes in Build-to-Rent projects, announced the launch of a new product – S1 REIT. It is an investment instrument that makes it possible to become a co-owner of square meters in S1's income-generating buildings without having to manage the assets personally. At present, S1 REIT has two open funds: “S1 VDNH,” with a planned return of 8.2% per annum in US dollars, and S1 Obolon, where the return reaches 10% per annum.
